Every figure is frozen, dated, and stays at a permanent URL, which makes it safe to cite in articles, research and investment memos.
What the Q3 2026 numbers say
- The median down payment across all live Dubai off-plan projects is 20 percent, but 46 percent of projects let buyers start with 10 percent or less.
- 17 percent of the market now offers post-handover payment plans, where installments continue after keys.
- The median entry price is AED 1,739,831, and 59 percent of projects start under AED 2M.
- The handover wave peaks in 2027, the year to watch for supply pressure.
- Supply is fragmented: the top 15 developers hold only a minority of the 972 live projects.

Our register tracks every project’s published payment plan, which lets us compute figures, like the post-handover share, that exist nowhere else in public.
